Working in collaboration with Lassel Architects of South Berwick, Great Northern Builders completed the overhaul of this family beach house located just two blocks away from Wells Beach.
The home owners have a young family and have their permanent residence in Boston, MA so they were pleased to take advantage of our cloud based project management system CoConstruct to access the day-to-day updates of their project remotely.
The owners were using two small cottages as a weekend getaway spot for themselves and to host friends and family. The scope of work for this project was to raze the smaller of the two structures and put in its place a new energy efficient building that could accommodate the family more efficiently.
With abbutters sitting less than ten feet away from the property line, this job required precision demolition capabilities to remove the existing structure without impacting the surrounding buildings.
The design of the new structure more than doubled the space of the original cottage while remaining in lot conformity and in accordance with the town’s building code. The new building includes a first floor of 500 sq feet which is laid out to include one bedroom, one full bathroom, combined kitchenette and living space.
A hand crafted loft ladder was built for the owners to access the 200 sq foot sleeping quarters sitting aloft the living space. From the loft, visitors can take in the view of the ocean.
